Note15 September 2026

Why the price is the last thing we ask

People selling a property arrive with the price. It is the number that changes least of what follows.

The price is what the conversation with the buyer has been about, so it is the number a seller arrives holding. It is also, of everything that decides the position, the one that changes least. Before we get to it, five other things matter more, and the reason they come first is that each one can move the outcome in a way the price cannot.

In short: when the sale actually completes, since a deal has an agreement, payments and a registration that can fall in different months; whose name the property is in and in what shares, since reporting follows the deed, not the money; what it cost and whether you can show it, since improvements without receipts are the commonest gap; where each side lives, since that changes the buyer’s withholding and your reconciliation; and where the money goes next, since some reinvestment routes have clocks that start on the sale date. The matter page walks each of these in full. The point of this note is only that they come before the price, not after.

So if you are thinking of selling, you do not need to arrive with a number. Send the situation as you would describe it, and we will ask these in the order that actually matters.
